A Letter From the Seller

WELCOME to 466 Crescent!

When I bought this home over ten years ago, I did so to get my son into the Oakland Tech school
district for high school. What I didn’t realize at the time is how much I would love the vibrancy of the
Grand Lake / Rose Garden neighborhood. Being near Lake Merritt has been so enjoyable for our
family – all the generations, including my mother in law who lives just a few blocks away. My son and
his friends enjoyed playing at the lake, the nearby basketball courts, and we loved being close to the
bird sanctuary and having evening walks after dinner. I’m only moving now because my son is out of
college and it’s time for me to downsize.

You’ll hear people refer to this home as ‘PH1’ which stands for penthouse, but it’s also numbered 401.
It’s a delightful place to hang out. There are no adjoining walls so I’ve never had noise issues with
neighbors, and we have lovely views of trees and the Oakland hills. I particularly loved the expansive
view from the primary bedroom – seeing the fog over the hills and visibility all the way to the Mormon
Temple and the twinkling lights of twilight were relaxing. Daylight moves across the rooms giving light
and brightness without being too hot in the summer. The patio is a great space for enjoying
entertaining and container gardening. We grew lettuces, carrots, and radishes for our homemade
salads. My friends and family were frequently over for dinners and parties and we enjoyed having 8-12
people on holidays.

The building community is welcoming and I got to know many of my neighbors, including our two
penthouse neighbors here on the fourth floor: a single gentleman to the right and a lovely couple to
the left. Our building is also dog-friendly, with a dog run area and other amenities. I kept my bike in
our locked bike room and I rented the recreation room for one of my son’s birthday parties.
We’re conveniently located in easy walking distance to all the shops, restaurants, movie theater, and
cafes on Grand and Lakeshore Avenues and the boating, walking trails and playgrounds at Lake
Merritt. We went to the farmer’s market nearly every weekend and Trader Joe's, Safeway, and Whole
Foods are nearby, as well as several churches within walking distance. The Rose Garden is just a few
minutes by foot, offering a fragrant sanctuary for your daily walk. 19th Street BART is the nearest
station and the 57 bus picks up at the bottom of Crescent Street, which made it super easy to
navigate commuting without a car. Did I mention you can walk to Zachary’s Pizza and Proposition
Chicken (fair warning LOL)?! You’ll love the fun and convenience of this neighborhood!

Neighborhood

Grand Lake is a small, scenic neighborhood just two miles north of Downtown Oakland. Located on the northeast side of Interstate 580, the real estate features a mix of spacious condos, multi-plex units, and quaint Craftsman-style single family homes. The neighborhood is surrounded by some of the most popular areas in the East Bay: Adams Point to the west, Crocker Highlands to the east, and Piedmont to the north.

Many homes in Grand Lake date back to the 1920s and '30s, some designed by notable Bay Area architects like Julia Morgan, Maybeck & White, and Charles McCall. The neighborhood retains its period charm, with romantic homes in Italian Renaissance, Tudor, Spanish, Monterey, French provincial, and Colonial styles.

The Grand Lake - Oakland Farmers Market is one of the most popular in the East Bay. Every Saturday from 9:00am to 2:00pm, vendors bring their finest goods to Lake Park Avenue, offering locally grown organic produce, grass-fed meats, seafood, honey, and hand-crafted jewelry.

Grand Lake's proximity to I-580 makes commuting to San Francisco convenient. Several bus routes lead to the Salesforce Transit Center, near the Financial District and Google Headquarters.

With delicious food options along Grand Avenue, a bustling farmer's market, and easy access to transportation, it's easy to see why Grand Lake has become a popular East Bay neighborhood to call home.
